In Q4 2025, the Lido Isle real estate market remained one of the most exclusive and high priced segments in Newport Beach. The quarter was characterized by low inventory and a slight seller's Advantage, with median sale prices significantly outpacing the broader Newport Beach average.

Lido Isle saw a median home price hovering around $8.5M to $8.9M, a substantial increase (approximately 30-33%) compared to late 2024. While the market remained strong, properties took longer to sell on average compared to the previous year.

  • Pricing Strategy: Even in this high demand area, buyers in late 2025 showed price sensitivity. Homes sold for an average of 1.98% below list price, indicating that while sellers have the advantage, they cannot overprice without sitting on the market. 
  • Inventory vs Demand: the number of active listings remained in the single digits for much of the quarter, which cushioned the market against broader economic cooling seen in other Orange County neighborhoods.
  • Buyer Profile: Demand was highest for "turnkey" or move in ready homes. Properties requiring significant renovation often faced longer days on market (exceeding 150-200 days in some cases).
