The Dana Point Harbor Revitalization is a public-private partnership between Orange County and Dana Point Harbor Partners — a group formed by Burnham-Ward Properties, Bellwether Financial Group, and R.D. Olson Development under a 66-year ground lease. The project runs on three parallel tracks:

The Marina.

Now past two-thirds complete, the marina overhaul includes new boat slips, boater service buildings, parking, and roughly 10,000 linear feet of seawall repair. Phase 12 demolition is underway now, following the May 2026 opening of the East Basin Island. Full marina completion is projected for 2027.

The Commerical Core.

Branded Mariner's Village, this piece brings about 120,000 square feet of new retail, restaurants, and public gathering space — seven new buildings, a food hall concept called Boathouse, rooftop decks, fire pits, and green space. Demolition for this phase began in early 2026, with the commercial core targeted for completion late this year. A new three-level parking structure with nearly 1,000 spaces (and four hours of free parking) is part of the package.

The Hotels.

Two new properties, the 130 Room Dana House and the 167 Room Surf Lodge, round the project. Hotel Construction is expected to begin by the end of 2026, with both properties and an expanded boardwalk targeted to open in time for the 2028 Olympics, when Dana Point hosts the sailing events. 

Notably, the harbor itself is being rebuilt in phases specifically so it stays open throughout — shops, restaurants, whale watching, sport fishing, and Catalina Express service have continued operating during construction.

The revitalization doesn't add new residential units directly. This is a marina, retail, and hospitality project, but coastal real estate rarely works in isolation from the amenities around it, and a project of this scale tends to move the market in a few predictable ways.
