Lido Island's Q1 2026 market marked a clear shift from the tight, supply constrained environment we saw in late 2025. Inventory expanded meaningfully throughout the quarter, with active listings rising from 7 homes in January to 12 homes by March, while new listings activity accelerated into the springs months.
Despite rising supply, only 2 homes sold in Q1, creating a more competitive market and pushing inventory to a 12 month supply by March - up from under 3 months late last year.
On the pricing side, results were segmented. March recorded a $10.125M average sale price and $2,169 per square foot, showing that premium, well positioned homes continue to command strong numbers. However, these results were driven by very limited transaction volume, reinforcing that pricing success in today's market is highly dependent on positioning and product quality rather than broad based appreciation.
